The CRM built for real estate note brokerage

Turn note holder conversations into closed note deals.

MyNoteOpps keeps the whole note deal in one workspace: who to call today, what to say, what the note is worth under each structure, which investors fit, and what's still missing before closing.

  • Start each day with a call list, a script for every step, and the next callback already scheduled.
  • Price a full purchase, two partials and a split purchase side by side from one worksheet.
  • Match each note to investor criteria and track the evidence through closing, with unknowns left visible.

Follow one note

From a first call to a closing file.

Scroll through one deal. Every screen is the real MyNoteOpps CRM with its sample records: a fictional seller, Taylor Brooks, and a $148,500 note on 124 Cedar Lane in Charlotte.

01 · Calls & messages

Taylor is on today's call list.

The call opens with a goal, a word-for-word opening and the 13 quote questions. Log how it went, and MyNoteOpps sets the next call: step completed moves to the offer call in 1 day.

02 · Note worksheets

The note goes on one worksheet.

People and motivation, property and sale, payments, liens and diligence, quote and costs. Anything you don't have yet stays marked as not entered, and entry stays separate from verification.

03 · Analysis & offers

Four ways to buy it, side by side.

Every option recalculates from the same inputs, so you can see what each one means for the seller.

04 · Investor fit

See who fits, and why.

Each investor's stated criteria are checked against the note: geography, collateral type, balance range, LTV limit and seasoning. Anything nobody has confirmed stays marked Unknown.

05 · Diligence & closing

The closing file, item by item.

Ownership, the note and security instrument, payment history, title, valuation and payoff statements each move from Not requested to Reviewed, next to the settlement estimate for the note.

Built around the note business

For people who work notes, not generic deals.

Unpaid balances, partials, balloons, payment rights and seasoning are part of the record here, not custom fields you have to build yourself.

01 / Solo

Solo note brokers

You make the calls, run the numbers and chase the paperwork. Start the day with what's due and the open questions on every note, on one screen.

02 / Pricing

Small note-buying shops

Compare structures, save quote versions and check a note against stated investor criteria before you put it in front of anyone.

03 / Outreach

Anyone working a holder list

Bring your contacts in by CSV, work each day's calls with scripts, and let every outcome set the next callback for you.

The follow-up playbook

Every note holder has a next call.

A holder who says "not now" may still hold the note in three months. The call desk keeps them on your list, with the script for where they are and the date to call again.

  1. 01 First call

Build rapport, ask the 13 quote questions, send the fee agreement.

Then: offer call in 1 day

  2. 02 Offer call

Send the NDA first, then the written offer with 2–3 options.

Then: follow-up 7 days after the price letter

  3. 03 Price letter follow-up

Confirm they received it, answer questions, ask which option works.

    Then: long-term follow-up in 3 months

  4. 04 Long-term follow-up

Check whether they still hold the note and offer an updated price.

Then: every 3 months until they sell or opt out

And when the call doesn't go to plan

Intake

A new note arrives with its seller and lead source. Fill in the worksheet as you learn more; blanks stay marked until someone enters them.

Analysis

Run the structures against the seller's cash need, then save a quote version so you can see what changed later.

Investor review

Check the note against each investor's stated criteria. Anything unconfirmed stays visible as your next question.

Offer presented

The written offer is with the holder. Log the offer call and the follow-up lands on your list.

Diligence

Evidence moves from requested to received to reviewed. Anything that doesn't check out gets marked as an exception.

Closing

The settlement estimate sits beside the file. Funding stays unconfirmed until actual closing records say otherwise.

Example board with fictional sellers and sample balances, totaling $752,500 in unpaid principal.

How it treats your numbers

It won't pretend to know what it doesn't.

A note deal runs on what's been verified, so the CRM keeps that line visible instead of filling gaps with confident numbers.

Unknown stays unknown

An investor criterion nobody has confirmed reads Unknown, never Pass.

Reported isn't verified

Balances are labeled as reported, and marking a document Received doesn't mean it's been reviewed.

The math comes from code

Prices come from deterministic calculations you can trace to your inputs, with no AI-generated arithmetic.

Estimates stay estimates

Settlement figures are conditional, and earned revenue stays blank until a closing is verified.

Who is MyNoteOpps for?

People who broker or buy real estate notes: solo brokers, small note-buying shops, and anyone working a list of note holders.

How is it different from a general CRM?

It's built around the note, not a generic deal. Each record carries the unpaid balance, payments, balloon, liens and collateral value. It prices full, partial and split purchases, checks investor criteria and tracks diligence evidence.

Do I need an account? What does it cost?

There's no sign-up, and there are no paid plans today. Open the CRM and it starts with clearly labeled sample records you can edit or reset.

Where is my data saved?

In your browser's local storage on the device you're using. There's no server copy or sync, so your records won't appear on another device, and clearing your site data removes them. Use the CSV exports to keep your own copy, and avoid using it on a shared computer.

Does it make calls or send emails and texts?

Not today. It gives you the scripts, the call list and the callback dates, and you dial from your own phone. Email, text, e-signature and document storage connections show as not yet set up, and automation workflows are drafts that send nothing.

Does it connect to Google Ads or LinkedIn?

Not today. You tag each contact with where it came from, and Reports counts them by source. Leads don't flow in from those platforms automatically, so add them by hand or import a CSV.

Can it store my documents?

Not yet. It tracks which documents have been requested, received and reviewed for each note, but it doesn't hold borrower files. Keep those in your own secure storage.

Can my team share a workspace?

Not yet. Each browser has its own separate records, and there are no user logins or roles today.

Does it replace my attorney or closing agent?

No. Figures are estimates from the inputs you enter, and status tracking doesn't certify any evidence. Licensing, calling and consent rules vary, so check with your own legal, tax and closing professionals.
